The BA is a comprehensive, A-Z hand-holding experience that includes:
1. Finding deals for you – we will do an initial scope of the market for you and then we will communicate with you where the market is at and how long it will take for us to find the property you are looking for.

2. Deals that fits your criteria – This is where we present you deals that suits the criteria we have built together. We will present to you one deal at a time and you get up to 3 days to analyze the deal. If you chose to go ahead with the deal we will proceed forward and draft up an offer for you based on what we discuss.

3. Contracts– once your offer has been accepted the property goes under contract. I help to facilitate this process making sure you have the right legal team behind you.

4. Due Diligence – This is the most important part and the part that you will need the most help with. Once the sale contract has been signed we go into the next phrase of due diligence where we order the building or strata reports and guide you through that process. This process can be as short as 1 week or up to 30 days depending on how accessible documents are.

5. Settlement and Management – This the final stage and we are here with you. We help you work out who is going to manage your property and making sure that is a smooth transition.

6. Reassessment and Follow up – 2 to 3 months after your property settles we will have a catch-up call where we assess how the property is going and where to from there. You may be ready for your next purchase or there maybe questions, or small issues I can help you work through, so you have a solid investment into the future.

On the call, our team will present to you various properties and their attributes, so together we can create a Property List Criteria that will be the benchmark for the properties we research and find for you. Your engagement fee of $2,200 is then required.

We will present to you one deal at a time and you get up to 3 days to analyse the deal. If you choose to go ahead with the deal the Offer will be made. The 20% of the budget will then be required.

4. Contracts– once your offer has been accepted the property goes under contract. I help to facilitate this process by making sure you have the right legal team behind you. 40% of the budget will be required at this stage.

5. Due Diligence – This is the most important part and the part that you will need the most help with. Once the sale contract has been signed, we go into the next phase of due diligence where we order the building or strata reports and guide you through that process. This process can be as short as 1 week or up to 30 days depending on how accessible documents are.

6. Settlement and Management – This is the final stage and we are here beside you. We help you work out who is going to manage your property and make sure that is a smooth transition. Final payment is due.

7. Reassessment and Follow up – 2 to 3 months after your property settles we will have a catch-up call where we assess how the property is going. You may be ready for your next purchase or there may be questions, or small issues I can help you work through. A solid investment into the future is our ultimate goal.
