Property Managers Services

• Rental roll – This is the most important part of the management. Issuing the invoice, receipting the rental and ensuring the payments come in before the disbursement date.

• Bills – Your management can handle all the bills for the property. Gather the bills and apply them towards the rental. Paying the bill on your behalf.

• Tenant liaison – Ensuring open communication is always available.

• Maintenance – Managing the maintenance issues, gathering quotations and coordinating the implementation of the work. This also includes dealing directly with strata or body corporate when necessary.

• Negotiations – Having a good property manager is important because they ensure your property remains leased to reliable tenants who pay on time. They treat your property as their own, providing cost-effective maintenance with quality construction. Tenants are treated as "business partners" for a harmonious relationship. What are your fees?

Rates & Services options:

1.Rental roll only: 3% Management Fees monthly

2. Rental roll & outgoings, tenant liaison, quotations, implementation: 6% Management Fees monthly

3. Rental roll, tenant liaison, quotations, implementation, negotiations, re-leasing, acquisitions and advise/mentoring:

8% Management Fees monthly
